Many projects in Northern California, including Sonoma and Napa Counties, require septic systems to serve residential and commercial buildings. Typically, properties that lie outside of City limits (in a County jurisdiction) only have the option of septic systems for generated wastewater disposal. The size and type of septic systems often determine the capacity of a property’s development potential. 

Step one on any project without sewer is determining septic system capacity and location. Many factors must be taken into account when designing a septic system; soil texture, soil depth, site topography, location of water sources, ground water levels, parcel size, and many more. The sensitivity of where septic can be located often determines where buildings can be placed on a property, so as to avoid the septic suitable areas.

Septic system capacity is important to know prior to final architectural plans. If septic suitable space is limited, the septic system capacity may determine the total number of bedrooms or patron capacity of the structure(s) being proposed. Several engineered septic system solutions exist to maximize the capacity of the septic system. At BC Engineering Group we work with our clients to determine the most cost efficient septic solution to meet their project scope. 

On developed properties the existing septic system and septic expansion capability determines the size and type of prospective future development or existing structure modifications. Developed properties must meet the appropriate septic codes to remodel, rebuild, or add additions to the existing buildings. The future ability to construct accessory buildings, such as second units, guest homes, and workshops is determined by the condition and capacity of the existing septic system. Depending on the development desires of the client, the septic system may need to be modified or redesigned to achieve the required septic system classification and capacity. 

The property’s septic system also determines the size of the additions and remodels. For example, in the County of Sonoma an existing system with low classification may only be able to add additions up to 640 sq-ft; where those with higher classification do not have a size limit for additions. 

Prior to property transactions it is important to know the future septic system possibilities and classification of the existing septic system.
